Certain construction of a magnificent building in Rožaje, worth nine million euros

The local self-government in Rožaje announces the construction of a business-residential building with a total area of 20,000 square meters, the value of which is estimated at around nine million euros. According to the Plan, the magnificent complex would be located on the site of the former company "Gornji Ibar".

The realization of the project, if the necessary conditions are met, will be initiated by the Elkos Rožaje Limited Liability Company, which plans to, in addition to the construction of this multi-functional facility, adapt the existing building it owns and which is located in the territory of the Industrial Zone "Zeleni" for the needs of dairy and textile factories. , the opening of which is to be announced.

Arbin Kalač, the chief city architect, said for our program that the representatives of Elkos approached the Municipality of Rožaje with the initiative to build a business-residential complex and that the discussions towards the beginning of the implementation of this project are in the final phase.

"It is a very complex building consisting of three parts - commercial, residential and sports-recreational. The part of the facility intended for sports and recreational activities would have an indoor swimming pool, which could be opened and used especially in the summer period, a bowling alley, a fitness room and the necessary number of catering establishments that accompany such facilities. Judging by the conceptual solution, the business part is multi-storey, in addition to business premises, it would also include markets with food and consumer products, as well as restaurants with different types of food. Residential units would include areas of 50 to 120 square meters with additional parking spaces," he explains. Kalac.

Discussions in the direction of solving property-legal issues for the location where the former company "Gornji Ibar" is located, which is state-owned, are coming to an end in order to enable a potential investor to invest. The local self-government is taking all measures to create the conditions for the start of construction of this facility, which, according to relevant estimates, will soon be at the service of the citizens of Rožaj, adds Kalač.
